Shore Drive runs the north edge of Virginia Beach along the Chesapeake Bay, from the Norfolk line past JEB Little Creek, over the Lesner Bridge at Lynnhaven Inlet, and on to First Landing State Park and Cape Henry. It is one road, but it is two markets split by the bridge, plus a condo market that plays by its own rules. I have closed 16 sales, $6.2 million, in the Shore Drive and Lynnhaven corridor, 13 of them condos and townhomes, and more in ZIP 23455 than any other waterfront ZIP in my book. This page is the corridor as I actually sell it.
The bridge carries Shore Drive over Lynnhaven Inlet, the only channel between the Lynnhaven River system and the Chesapeake Bay. Every boat in Linkhorn Bay, Broad Bay, Long Creek and the Lynnhaven River passes under it to reach open water, and more than 20,000 vehicles a day pass over it. It splits the corridor into a west side and an east side with different housing stock, different ZIPs and different prices. If you live on Shore Drive, the bridge is in your commute, your boating plans and your property value.

What this means for a buyer: the bridge is the gate for the whole Lynnhaven boating system. A home on Long Creek or Linkhorn Bay with a 50-foot mast is not “bay access.” A center console clears it on any tide. The price of deep-water lots behind the bridge already knows this; make sure you do before you write the offer.
The bridge is the dividing line. West of it is ZIP 23455: Chic’s Beach, Ocean Park and the Baylake neighborhoods, closest to JEB Little Creek, with the widest price range on the corridor. East of it is ZIP 23451: Cape Story by the Sea, Cape Henry Shores, Lynnhaven Colony and the Marina Shores area, bounded by First Landing State Park, with fewer homes and higher medians.
This is the busiest half of the corridor and where most of my Shore Drive closings are. Chic’s Beach (officially Chesapeake Beach) is the beach-town core: cottages, duplexes, newer builds on the old cottage lots, the restaurants, and the public beach at the foot of the bridge. Ocean Park sits right at the bridge with the Chesapeake House tower at its edge. Baylake Pines and Baylake Beach are the quieter, larger-lot streets toward Lake Smith and Lake Joyce; Aeries on the Bay is a small bayfront enclave off Shore Drive. Pleasure House Point, 118 acres of preserved marsh on the Lynnhaven, closes the west side off from the inlet.

Cross the bridge and the corridor narrows between the bay and First Landing State Park, 2,888 acres of maritime forest that will never be developed. Cape Story by the Sea and Cape Henry Shores are the single-family streets on the bay side, a mix of 1950s cottages, raised post-storm rebuilds and new construction. Lynnhaven Colony sits at the bridge’s east foot, with Harbour Gate and Cape Henry Towers on the bay. Marina Shores, on Long Creek behind the bridge, is where the boats live: the marina with more than 200 slips, the townhomes and condos around it, and the Lynnhaven boat ramp just inside the inlet. Bay Island and the deep-water Lynnhaven neighborhoods begin here and run south; those are covered on the waterfront hub.

The spread, from my own corridor guide: entry-level bay-side condos start around $350,000, the corridor median runs about $587,000, duplex halves and new builds in Chic’s Beach run $600,000 to $900,000, and bayfront estates east of the bridge start at $3 million. Roughly 57% of corridor households rent, which is why the duplex and condo rental market here is as deep as it is. Owner-occupant buyers compete with investors on the same product.
Thirteen of my sixteen corridor closings were condos and townhomes, so this is the part of Shore Drive I know best. Three 1975-era towers sit within a half mile of the bridge, plus a handful of smaller buildings. Every one has a different fee structure, a different VA status and a different view inventory. The rules below the cards apply to all of them.
At the west foot of the bridge with the Lynnhaven Inlet and bay in front. One-bedrooms from about 462 to 600 sq ft, two-bedrooms at 957 to 1,188 sq ft, three-bedroom penthouse level about 1,485 sq ft. Recent sales ran from $235,000 for a small one-bedroom to $635,000 for a penthouse-level three-bedroom. Pool and sundeck, rooftop deck, gym, gated covered parking, kayak and paddleboard storage, emergency generator. I have closed four units in this building and know it view by view.
East of the bridge, directly on the bay beach. Mostly 1,136 sq ft two-bedrooms, with larger 1,200 to 1,350 sq ft plans on the upper and penthouse floors. Closed sales on the 1,136 sq ft plan have run $410,000 to $505,000; a 1,350 sq ft penthouse-level unit closed at $640,000. Deeded covered garage parking, private beach, pool, pickleball and tennis, gym with sauna, woodworking shop, 24-hour security. The condo fee covers electric, which changes the monthly math versus the other two towers.
The largest of the three, set back on Page Avenue with private bay beach access, a large pool, tennis, putting green, fitness center, sauna and 24-hour security. One-bedrooms at 741 to 960 sq ft have sold from about $249,500 to $325,900; standard two-bedrooms around 1,010 sq ft from $300,000 to $339,900; the 1,558 sq ft corner and wrap two-bedrooms from $525,000 to $549,000. Listed as a VA-approved building at the time of writing, which makes it the most important address on this page for a buyer using the VA benefit.

On The Bay (about 30 units), Bay Vista, Seagate Colony and the Marina Shores townhomes are the lower-rise alternatives: smaller associations, more parking per unit, sometimes a slip, and fewer amenities to fund. Smaller associations swing more on one special assessment, so the reserve study matters more here, not less. My $750,000 Ocean Park closing in 2025 was in this category, not in a tower.
Condos sell slower than detached homes in my waterfront record (55 days to contract versus 38), and the reason is almost always the buyer pool: VA status and reserves decide who can buy a unit before the price does. Priced to the building’s own closed comps, a bay-view unit still goes. Priced to a listing agent’s optimism, it sits through a summer. A failed listing on Shore Drive is a positioning problem, not a building problem.

Shore Drive is the closest residential corridor to Joint Expeditionary Base Little Creek, and one of the few places in Hampton Roads where you can live on the water and still be at the gate in minutes. It also runs straight into the Naval Station Norfolk commute on the west end and the Oceana commute via Great Neck Road on the east end.

2,888 acres of maritime forest, cypress swamp and bay beach at the east end of Shore Drive, with 20 miles of trails and the Cape Henry Trail running along the corridor. It is the reason the east side of the bridge has a hard edge and will keep it.
118 acres of preserved marsh and shoreline on the Lynnhaven River at the west foot of the bridge, with kayak launches and the Brock Environmental Center. Walkable from Ocean Park and Chic’s Beach.
The corridor’s big active park off First Court Road: fields, a dog park, playgrounds and the Saturday Shore Drive Farm Market in season.
Lynnhaven boat ramp just inside the inlet, Marina Shores and Long Bay Pointe marinas on Long Creek and the Lynnhaven, the bay beach at Chic’s Beach, and the fishing pier and jetties at the inlet. Kayaks and paddleboards launch from Pleasure House Point and the bay beaches.
The restaurant strip is on the west side of the bridge: Buoy 44, Chick’s Oyster Bar on the inlet, Lynnhaven Fish House, Bubba’s Seafood, Dockside, Shorebreak and the Shore Drive pizza and taco spots. Most are walkable from Ocean Park and Chic’s Beach.
Shore Drive is the only through road, so traffic concentrates on it, especially summer weekends and at Little Creek shift change. The Lesner Bridge path and the Cape Henry Trail give a car-free route along most of the corridor. Phase III sidewalks and bike lanes west of the bridge are under construction through about late 2028.
Everything on this page about my own sales comes from REIN MLS records inside the 13-year transaction study. Nothing is estimated.

The Lesner Bridge carries Shore Drive over Lynnhaven Inlet, the only channel between the Lynnhaven River system and the Chesapeake Bay. The current twin spans opened fully on December 12, 2018, replacing the 1958 and 1967 bridges. It splits the Shore Drive corridor into a west side (ZIP 23455) and an east side (ZIP 23451) with different housing and different prices, and its 45-foot clearance decides which boats can reach the bay from any dock behind it.
From my corridor guide: entry-level bay-side condos start around $350,000, the corridor median runs about $587,000, duplex halves and newer builds in Chic’s Beach run $600,000 to $900,000, and bayfront estates east of the bridge start around $3 million. The Chic’s Beach median is $425,000 and the ZIP 23455 median is $475,000 across all property types; ZIP 23451 east of the bridge is $593,000.
West (Chic’s Beach, Ocean Park, Baylake) is about five minutes from JEB Little Creek, has the restaurants and beach-town feel, and the widest price range. East (Cape Story by the Sea, Cape Henry Shores, Lynnhaven Colony, Marina Shores) is quieter, bounded by First Landing State Park, closer to Great Neck and Oceana, and carries higher medians.
Approval is building by building and changes. Cape Henry Towers was listed as a VA-approved building when I wrote its guide. Verify every building on the VA condo report or with your lender before touring, including Chesapeake House and Harbour Gate. If a building is not approved, it can still be bought with conventional financing or cash.
All three cover water, sewer, trash, basic cable, building maintenance and master insurance. Harbour Gate also covers electric. Fee amounts change, so confirm the current figure with the association and compare the all-in monthly cost, not the fee alone.
JEB Little Creek sits on Shore Drive and is about five minutes from Chic’s Beach and Ocean Park. Naval Station Norfolk and NAS Oceana are each about 20 to 30 minutes depending on which side of the bridge you live on and the time of day. Fort Story is at the east end of the corridor.
If the home is in a FEMA A or V zone and you have a federally backed mortgage, yes. Most bayfront along Shore Drive is zone AE or VE. Under NFIP Risk Rating 2.0 the premium depends on the specific property, so get the elevation certificate and a real quote before you make an offer. In a condo tower the master policy covers the building; ask what it covers for wind and flood.
The main span has 45 feet of vertical clearance and there is no drawbridge. Many sailboats clear it; taller masts do not. If you are buying a dock-capable home on Long Creek, Linkhorn Bay, Broad Bay or the Lynnhaven River, verify the clearance against the specific boat you own before you treat the lot as bay access.
Longer than the rest of the market. My waterfront closings took a median of 46 days to contract against 28 for everything else I sell, with condos at 55 days and detached homes at 38. Even so, 40% closed at or above asking. The right price to the building’s own comps sells; the corridor average does not.
Sixteen closings totaling $6.2 million in the Shore Drive and Lynnhaven corridor, 13 of them condos and townhomes, including four units in Chesapeake House and a $750,000 Ocean Park unit in 2025. Ten of those are in ZIP 23455, my densest waterfront ZIP. All are inside the 13-year transaction study on this site and verifiable by any agent with REIN MLS access.
