Why Military Families Choose Alanton Virginia Beach for PCS

May 23, 2026•10 min read

Why Alanton Virginia Beach Is the Top Choice for Relocating Military Families

Every PCS move comes with the same set of questions. Where should we live? What schools is the home zoned for? Will my spouse be able to find work? Will we actually feel at home before the next set of orders arrives? For military families receiving orders to Hampton Roads, these questions have a consistent answer among those who have done their research: Alanton, Virginia Beach.

This blog is written specifically for military families evaluating Alanton for a Homes Near JEB Little CreekPCS relocation to Hampton Roads. It covers school zoning, spouse employment resources, community support, commute times to major installations, and why the combination of factors here is difficult to match anywhere else in the region.

The Hampton Roads Military Community

Hampton Roads is one of the most military concentrated metropolitan areas in the United States. The region is home to Naval Station Norfolk, the world's largest naval station. NAS Oceana in Virginia Beach is the East Coast home of Strike Fighter Wing Atlantic. Joint Expeditionary Base Little Creek in Virginia Beach serves as a major amphibious operations installation. Naval Amphibious Base Little Creek, Naval Station Norfolk, and NAS Oceana collectively represent a significant portion of the Navy's operational presence on the East Coast.

The Fleet and Family Support Centers serving Hampton Roads provide relocation assistance, financial counseling, spouse employment readiness programs, EFMP support, and deployment preparation resources at multiple locations. FFSC Little Creek is located at 1450 D Street Virginia Beach, VA 23459. FFSC Norfolk is located at 7928 14th Street, Bldg SDA-344, Norfolk, VA 23505. Military OneSource is available 24 hours a day, 365 days a year as a free service for active duty, guard, and reserve members and their families covering every aspect of military life including relocation, spouse employment, parenting, and personal finance.

Commute Times from Alanton to Major Installations

For a military family, the daily commute to the installation is a practical constraint that shapes every other quality of life decision. Here are the realistic commute times from Alanton:

Naval Station Norfolk: approximately 25 to 35 minutes depending on traffic and route. This is one of the most manageable commutes to the world's largest naval station from any upscale neighborhood in Virginia Beach.

NAS Oceana: approximately 20 to 25 minutes. For aviators and personnel attached to Strike Fighter Wing Atlantic, Alanton puts you close to the flight line without living in the congestion of the surrounding resort corridor.

Joint Expeditionary Base Little Creek: approximately 20 minutes. One of the shortest commutes from an upscale Virginia Beach neighborhood to this installation.

Norfolk International Airport: approximately 25 to 30 minutes. For families where the service member deploys frequently, proximity to the airport matters for families meeting returning sailors and for spouses who travel for work.

Schools Serving Alanton

Military children often change schools several times, so it pays to understand school zoning before you choose a home. Virginia Beach City Public Schools assigns schools by address, and the Navy School Liaison Officers serving Hampton Roads installations help military families with transfers, records, and enrollment.

Alanton is part of Virginia Beach City Public Schools. These are the schools currently zoned for the neighborhood; confirm zoning for any specific address with VBCPS.

Alanton Elementary School serves Pre-K through 5th grade.

Lynnhaven Middle School serves grades 6 through 8.

First Colonial High School serves grades 9 through 12 and hosts the Legal Studies Academy, a citywide academy program that students apply to.

Cape Henry Collegiate, a private Pre-K through 12th grade school, sits directly adjacent to Alanton on Mill Dam Road for buyers who want an independent school option.

Spouse Employment in Hampton Roads

One of the most consistent challenges for military families is spouse employment during and after a PCS move. Hampton Roads has a genuinely strong spouse employment market anchored by major employers including Huntington Ingalls Industries, Sentara Healthcare, and a large defense contractor ecosystem throughout the region.

The Military Spouse Professional Network maintains an active Facebook group specifically for Hampton Roads and Norfolk titled Hampton Roads/Norfolk HOH Military Spouse Professional Network, providing career development and networking opportunities for military spouses in the community. The Military Spouse Fellowship Program is a workforce development program that places highly skilled and educated military spouses and military caregivers with employers committed to hiring them. CareerOneStop provides employment, education and training, and relocation assistance specifically for military spouses. All of these resources are available to families relocating to Alanton and the surrounding Great Neck Corridor.

Virginia Beach is also home to a significant concentration of professional services, healthcare, technology, and government contracting firms that actively recruit military spouses. The spouse employment landscape in Hampton Roads is meaningfully better than in many other duty station markets across the country.

Community and Stability in Alanton

About 93% of Alanton homes are owner occupied, so neighbors tend to stay for years and know each other. The Alanton Civic League is one of the most active neighborhood organizations in Virginia Beach, organizing community events and maintaining the strong civic identity that keeps Alanton connected. If crime data matters to your decision, the Virginia Beach Police Department publishes public crime maps you can check for any specific address.

Community Integration for Military Families

One of the hardest parts of a PCS move is building a new community quickly. Alanton makes that easier than most neighborhoods because the community infrastructure is already in place and genuinely welcoming.

The Alanton Baycliff Recreation Center with its pool, waterslide, and 50 years of community programming gives families an immediate gathering place from day one. The annual 4th of July parade, the spring Easter egg hunt, and the ongoing Alanton Civic League events provide consistent opportunities to meet neighbors and build connections. For military families who have experienced the isolation of arriving in a new duty station and struggling to find community, Alanton's active civic life is one of its most underrated assets.

The water access adds another dimension to community integration. Broad Bay and Linkhorn Bay give boating families an immediate entry point into Hampton Roads' active recreational boating community. For families coming from coastal duty stations like NAS Lemoore, NAS Miramar, or Naval Station Jacksonville, the water access in Alanton immediately feels familiar.

What Military Families Moving from High Cost Markets Experience in Alanton

Military families relocating from San Diego, the Washington D.C. metro area, the San Francisco Bay Area, and the Northeast consistently describe the same reaction when they discover what their housing budget achieves in Alanton. Non waterfront homes in the neighborhood range from approximately $900,000 to $1.4 million on lots of an acre or more, with a world class recreational environment, and a 25 minute commute to the world's largest naval station.

For families coming from markets where a comparable property would cost $2 million or more, the value comparison is immediate and significant. The VA loan benefit amplifies this advantage further for buyers with full entitlement, eliminating the down payment entirely and removing PMI from the equation regardless of loan size.

Using Your VA Loan at Alanton Price Points

With full entitlement there is no VA-imposed loan limit: you can borrow whatever a lender approves with zero down, a result of the Blue Water Navy Vietnam Veterans Act that took effect January 1, 2020. On a $1 million Alanton purchase, a conventional loan at 20 percent down means $200,000 cash at closing; a full-entitlement VA loan means no down payment, only closing costs and the funding fee, which can itself be financed. With partial entitlement, an active VA loan elsewhere or a prior use not fully restored, your zero-down power is capped by remaining entitlement and the county conforming limit, and a down payment covers any gap, so pull your Certificate of Eligibility before the search starts.

The VA funding fee for 2026 is 2.15 percent for first use with nothing down (1.50 percent with 5 to 9.99 percent down, 1.25 percent with 10 percent or more) and 3.30 percent for subsequent use with nothing down. Veterans with a service-connected disability rating of 10 percent or higher are exempt, as are surviving spouses receiving DIC and Purple Heart recipients on active duty; on a $1 million zero-down first use that exemption is $21,500, so confirm it on your COE early rather than discovering it on the closing disclosure. VA loans also cap lender origination and overhead charges at 1 percent of the loan amount, which keeps closing costs generally more favorable than conventional financing. Alanton is not forgiving of unprepared buyers: six or fewer listings at a time and sales in under 25 days mean pre-approval and a confirmed COE before you arrive, plus an agent who knows how to document value for a VA appraisal at luxury price points.

For O-5 and O-6 Officers: BAH, Taxes, and the Long-Term Case

At the senior-officer level the housing question is less about square footage per dollar and more about whether this is the place to put down roots. The 2026 BAH for an O-5 with dependents at Naval Station Norfolk is $3,318 per month, set by duty-station ZIP rather than where you live, tax-free at the federal and state level, and worth roughly $34,000 to $40,000 a year in effective purchasing power depending on how a lender counts it; O-6 rates are higher and land in the tier designed to cover a four-bedroom single-family home, which is exactly Alanton's inventory of four- and five-bedroom homes on acre-plus lots. Virginia does not tax military basic pay, and Hampton Roads housing costs run about 6 percent below the national median, so BAH goes further here than at most high-concentration military metros. Add full-entitlement VA purchasing power for officers who have restored a prior use, a 93 percent homeownership rate that keeps values stable across cycles, a school pipeline covering every grade, and commutes of 25 to 35 minutes to Naval Station Norfolk and 20 to 25 to NAS Oceana, and the financial case compounds for anyone who stays beyond one tour or is thinking about Hampton Roads for retirement. Officers arriving from San Diego, the Bay Area, Northern Virginia, or the Northeast find that what costs $2 million there often costs half in Alanton with comparable or better schools, more space, and water access. I work this specific landscape every day: entitlement restoration, BAH income qualification, VA jumbo transactions, and PCS timelines.

Planning Your PCS Relocation to Alanton

The Alanton market moves fast. Inventory is consistently thin with typically 6 or fewer active listings at any given time. Homes sell in under 25 days on average. PCS season from May through August is the most competitive period in the Hampton Roads market. Starting your housing search and securing your VA pre approval well before your report date gives you the best chance of landing in the neighborhood you want.

I am a Navy veteran who lives in Alanton and works this market every day. I understand the PCS process, the VA loan benefit at Alanton price points, and the specific challenges that military families face when relocating on a tight timeline to a low inventory neighborhood.

What is the Hampton Roads Real Estate Blog?
A library of more than 200 original articles about buying, selling, and relocating in Hampton Roads, Virginia: neighborhood guides for Virginia Beach, Norfolk, and Chesapeake, military PCS and VA loan resources, seller playbooks, waterfront property guides, and market data. It is written by John King, a U.S. Navy veteran and REALTOR® with Berkshire Hathaway HomeServices RW Towne Realty, from his own 441 closings since 2014.
Which Hampton Roads neighborhoods are closest to each base?
For NAS Oceana, buyers usually look at Red Mill, Strawbridge, and the Great Neck corridor. For Naval Station Norfolk, Ocean View, Willoughby, and East Beach keep the commute short. For JEB Little Creek, Chic's Beach, Ocean Park, Shore Drive, and East Ocean View are the closest options. Each of these has a dedicated neighborhood guide on this blog covering commute, flood zones, and price ranges.
How do VA loans work when buying in Virginia Beach or Norfolk?
Eligible veterans and active-duty service members can buy with no down payment and no private mortgage insurance. Buyers with full entitlement have no VA loan limit, though a VA funding fee applies unless you are exempt. VA appraisals follow Tidewater rules that can affect negotiations, which is why the VA Loan Appraisal Guide above is one of the most-read posts here. Loan terms vary by lender, so confirm specifics with a VA-approved lender.
What is the Hampton Roads real estate market like right now?
Hampton Roads is one of the steadier markets in the Mid-Atlantic because a large permanent military presence keeps demand consistent through PCS season. Conditions still change month to month, so the Market Updates category on this blog tracks days on market, inventory, and pricing for Virginia Beach, Norfolk, and Chesapeake as the numbers move.
Should I buy or rent during a PCS to Hampton Roads?
It depends on tour length, BAH, and how quickly you could resell or rent the home when orders come. On a three-year-plus tour, buying with a VA loan often compares well against renting, but a short tour or an uncertain follow-on assignment can tip the math toward renting. The PCS buyer and seller playbooks above walk through both scenarios day by day.
