This quick intro walks you through what you'll find here — market stats, schools, waterfront lifestyle, local dining, and everything you need to evaluate Alanton as your next home in Virginia Beach.
If you've been searching for a neighborhood that feels like a well-kept secret — sprawling oak-lined streets, waterfront access, top-rated schools, and a genuine sense of community — Alanton in Virginia Beach belongs at the top of your list. Tucked into the Great Neck Corridor and bordered on two sides by Linkhorn Bay and Broad Bay, this established subdivision delivers a lifestyle that's hard to find anywhere else in Hampton Roads.
The subdivision was developed over several decades beginning in the 1920s, when the McCullough family purchased land from the historic Woodhouse tract — a parcel originally granted by the King of England in 1637. Frank McCullough named it after his son Alan, and that intergenerational pride is woven into the fabric of the community today. Nearly a century later, Alanton remains one of Virginia Beach's most coveted addresses.
The Alanton Civic League — representing approximately 325 families — hosts an annual Easter egg hunt, a beloved 4th of July parade, and advocates as a unified voice to preserve the neighborhood's distinct character. This isn't a neighborhood where people move in and check out — it's one where people stay for decades.
Neighborhood History
From a 17th-century land grant to one of Virginia Beach's most coveted addresses
Alanton carries almost 400 years of history on lots that still measure an acre or more. The land passed through only a handful of hands in all that time — a royal grant, a farming dynasty, and finally a single family who stamped a son's name on a neighborhood that endures to this day.
1637
Royal Land Grant
King Charles I grants the land to Henry Woodhouse
In 1637, the land that would become Alanton was granted by King Charles I of England to Henry Woodhouse — a prominent gentleman and early colonial leader in Lower Norfolk County. Woodhouse Road, still the main artery leading into Alanton today, carries his name. The grant set boundaries along the waterways of what is now Broad Bay and Linkhorn Bay, and for the next two and a half centuries the land remained almost entirely undivided, used primarily for farming as Virginia's agrarian economy expanded around it.
1600s–1800s
Farming Era
Centuries of agriculture on the Great Neck peninsula
Through the colonial era, Revolutionary period, and into the 19th century, the Woodhouse tract remained working farmland. The peninsula between Broad Bay and Linkhorn Bay was some of the most fertile ground in Princess Anne County — sheltered from Atlantic storms, watered by tidal creeks, and positioned within easy reach of the Lynnhaven oyster trade. The land changed hands several times over these centuries, but never departed from its agricultural purpose. One existing structure from this era — "Old Comfort," built in the 1830s — still stands in Alanton as a private residence today.
Early 1920s
The McCullough Family
A new owner and a family name that sticks
In the early 1920s, Frank McCullough purchased a portion of the original Woodhouse tract and moved his family into the existing farmhouse structures on the property. When the time came to subdivide and name the new residential community, he chose to honor his son: Alan McCullough, who would go on to become a prominent Virginia architect known for his modernistic design style. The neighborhood was formally named Alanton — a blend of Alan's name — around 1923. It's a naming origin that most residents are surprised to learn: the neighborhood wasn't named after a concept or a landscape feature, but after a real person whose family shaped it.
1950s–1960s
Residential Development
Ranch homes, large lots, and a community identity forms
Alanton developed slowly by design — large lots, winding cul-de-sacs, and a pace that preserved the wooded, rural character of the original tract. Ranch-style homes from the 1960s sit alongside Colonial Revivals from the 1920s and Dutch colonials from later decades, giving the streetscape a layered, organic quality rare in Hampton Roads. The Alanton Civic League formed during this era and remains active today, representing approximately 325 families and advocating for the neighborhood's character against development pressures. The Alanton Baycliff Recreation Center — a community pool and gathering hub — has served residents for over 50 years.
Today
Preserved & Premium
One of Virginia Beach's most tightly held luxury submarkets
Alanton today occupies the same peninsula it has for nearly four centuries — bounded by Broad Bay and Linkhorn Bay, entered by Woodhouse Road, and accessible only to those who already live here or specifically seek it out. There is no through traffic and no new land to develop: the neighborhood is fully built out. Homes sell in the $750K to $4M range with acre-plus lots. The cedar-lined entryway and the annual 4th of July Parade that's run for decades are both part of the same story: Alanton has always known what it is.
Location
Where is Alanton and how do you get around?
Alanton sits in the northeastern corner of Virginia Beach within the Great Neck peninsula, bounded by Broad Bay to the north and Linkhorn Bay to the south. Entry from Mill Dam Road via the tree-lined Woodhouse Road entryway signals immediately that you've arrived somewhere intentional.
You'll want a car for most daily errands, but everything you need is close. The Hilltop area on First Colonial Road is within 5 minutes. The Virginia Beach Oceanfront is about 15 minutes away. Interstate 64 puts Downtown Norfolk and Norfolk International Airport within 25–30 minutes.

I've been selling real estate in Hampton Roads for 13+ years. Here's what I see buyers misunderstand
about this neighborhood — over and over.
1
They compare price per square foot to Hilltop or Bay Colony — wrong benchmark.
Alanton's value is in the acre-plus lots, dual-bay proximity, and genuine scarcity. That doesn't show up in the square footage number. A $1.1M home here on a 1.2-acre wooded lot is a fundamentally different asset than a $1.1M home anywhere else in Virginia Beach.
2
They shop too cautiously and lose the house.
With only 20–25 homes selling per year in Alanton, there's no inventory to "come back to." When the right property appears — and you're qualified, prepared, and serious — the window is often 48–72 hours. I've watched buyers say "let's think about it over the weekend" and lose homes they'd spent months looking for.
3
They assume "waterfront" is all they want — until they tour a non-waterfront lot here.
Many buyers come in focused only on direct water access. Then they walk a wooded, non-waterfront acre lot with mature trees, privacy, and no flood insurance obligation — and reconsider. Alanton's interior lots represent some of the best residential land value in Virginia Beach. The water's still three blocks away and the boat ramp is shared by the community.

Why This Matters
How financial markets affect your real estate decision
10-Year Treasury
The single most important rate in real estate. Mortgage rates track the 10-yr directly — when it rises, 30-yr fixed rates follow within days. Watching it tells you where mortgage rates are heading before they move.
Federal Funds Rate
The Fed's benchmark rate. Directly affects home equity lines (HELOCs) and ARMs. When the Fed cuts rates, borrowing gets cheaper — a signal that can unlock buyer demand.
Case-Shiller HPI
The national benchmark for home price appreciation. A rising HPI means home equity is growing — important for both sellers calculating proceeds and buyers building wealth.

Alanton remains one of the most tightly held luxury micro-markets in Virginia Beach — very limited inventory, a median sale price above $900K, and a community character that attracts long-term owners who rarely sell. Hampton Roads REIN March 2026 data shows settled sales up 7.06% and pending sales up 11.95% year-over-year, with the regional median sale price at $360K up 3.75%. Alanton operates well above the regional median given its premium waterfront positioning, mature lots, and school corridor. If you are watching Alanton specifically, set up an alert — when the right home comes available, it moves quickly.
If You're Buying

If You're Selling
Alanton sellers are in an exceptionally strong position. Is Alanton worth the price?
For the right buyer, yes — definitively. Alanton offers something genuinely rare in Virginia Beach: acre-plus lots, dual-bay access, and a fully built-out neighborhood that will never be replicated. Homes here rarely drop in value because the land is finite. There is no other neighborhood in Virginia Beach that offers this combination of privacy, water access, and community character. Full Alanton guide →
Why do homes in Alanton rarely come up for sale?
Because the people who live there don't want to leave. Alanton has a 93%+ owner-occupancy rate and many multigenerational families who have held properties for decades. In a typical year, only 20–25 homes sell out of approximately 325 households — roughly 6–8% annual turnover, well below the Virginia Beach average. Many transfers happen off-market through family or referrals before reaching the MLS.
Who typically buys in Alanton?
Established professionals relocating to Hampton Roads, move-up buyers from elsewhere in Virginia Beach who've built equity and want a permanent long-term asset, retirees seeking land and water access without giving up neighborhood quality, and senior military officers (O-5 through O-8) making a permanent purchase after prior Hampton Roads assignments. What they share: a long time horizon and an understanding that Alanton is a finite asset. Alanton relocation guide →
Is Alanton in a flood zone?
Parts of Alanton along Linkhorn Bay and Broad Bay are in FEMA AE and VE flood zones. Waterfront properties require flood insurance, which can run $2,000 to $8,000+ per year depending on elevation and coverage. Interior lots are generally in X zones with lower risk. Always check the specific flood zone before making an offer — I verify this on every Alanton listing. Flood zone insurance guide →

NAS Oceana is approximately 15 to 20 minutes via Lynnhaven Parkway. Alanton's location in the Great Neck corridor makes it accessible to all Southside bases without tunnel commutes. PCS to Alanton guide →

Virginia Beach property tax is approximately $1.045 per $100 of assessed value. On a $1.2M Alanton home, that is roughly $12,540 per year. On a $2.5M waterfront estate, roughly $26,125 per year. Property taxes are typically escrowed into your monthly mortgage payment. Assessments are done periodically by the city.
Can I build a new home in Alanton?
Occasionally. Alanton is a mature, built-out neighborhood, but teardown-and-rebuild opportunities arise when older homes on premium lots come to market. Several new custom builds have been completed in recent years. Lot sizes of one acre or more make Alanton one of the few Virginia Beach neighborhoods where custom new construction on existing lots is architecturally viable.
How does Alanton compare to Bay Colony?
Both are premier Great Neck corridor waterfront neighborhoods with First Colonial-area schools. Alanton has slightly larger lots on average, a more established old-growth canopy, and direct access to both Linkhorn Bay and Broad Bay. Bay Colony is a gated community with organized amenities (pool, marina, tennis). Alanton is ungated with a more private, estate-like character. Price ranges overlap significantly. Bay Colony guide →
What is the Alanton boat ramp?
Alanton has a community boat ramp providing residents direct access to Linkhorn Bay and from there to Broad Bay and the Chesapeake Bay. This is a significant amenity — private bay access without marina fees. It accommodates boats up to mid-size powerboats. Waterfront homeowners with docks have direct access from their property.
