Leaving Virginia Beach, Norfolk, Chesapeake or anywhere in Hampton Roads · PCS, retirement, new job, family

Moving out of Hampton Roads? One call gets you a vetted agent anywhere — and sells your home here.

Orders to San Diego. A job in Charlotte. Retirement in Florida. Whatever is pulling you out of the 757, you have two real-estate problems at once: selling here on a deadline and finding someone you can trust there, in a market you don’t know. I solve both from one conversation. I list and sell your Hampton Roads home personally, and I hand-pick the agent who takes care of you at the other end — interviewed by me, held to my standards, and reporting back to me until you close. It costs you nothing extra.

In short

Leaving Hampton Roads for orders, a job, retirement or family? John King handles the Hampton Roads side of the move personally — selling your home here, or buying or selling anything you still need to close here — and matches you with a personally vetted real estate agent in the city you are going to, anywhere in the U.S. If you rent here and have nothing to sell, the match still happens, with the same vetting. No cost to you, one point of contact for both ends, timelines coordinated so you are not paying two mortgages or carrying a vacant house. Written and kept current by John King — U.S. Navy veteran and REALTOR® with Berkshire Hathaway HomeServices RW Towne Realty, Virginia license 0225211050 — 441 closings across Hampton Roads since 2014, 44.2% of the 428 MLS transactions VA-financed, 5.0 stars on 121 Google reviews. Which one is you? I handle all three.

Two problems at once — the transaction here and the agent there. The Hampton Roads half is mine personally; the destination half is an agent I choose for you.

You own a home here

I sell it — on your timeline, even after you've left.

Pricing from live REIN MLS comps, my digital marketing system, negotiation and closing, remote if you're already gone. Then I coordinate the closing here with your purchase there so the dates and the equity line up.

How I sell it →
You rent here

Nothing to sell? You still get the match.

No home to list means no fee to anyone — and I still interview and hand-pick a buyer's or rental agent in your destination city, brief them on your dates, and stay in the loop until you're settled. Same vetting, same zero cost.

Get matched →
You're buying or selling here on the way out

Any Hampton Roads transaction, I run it.

Buying a rental to keep while you're gone, selling one you already own, closing on a home for family staying behind, or a sell-and-buy in the same month — whichever side of a Hampton Roads deal you're on, it's my job, and the destination agent is still yours at no cost.

Sell vs. rent it out →

Why not just Google an agent in the new city?

You can. Here is what you get instead when you let me make the introduction.

What you get

  • An agent I actually interviewed. Not the first name on a portal. I call two or three agents in your destination, ask about their last twelve months of closings, their VA or relocation experience if that’s your situation, and how they communicate. You get the one I’d use myself.
  • Someone accountable to me, not just to you. The receiving agent signs a referral agreement with my brokerage and gives me updates until you close. If they go quiet, you tell me and I fix it — or replace them.
  • Both ends timed together. Your sale here and your purchase there are one plan. Closing dates, the equity you’re carrying forward, whether to buy before you sell — I coordinate it with the agent on the other side so nothing falls between the two.
  • The Berkshire Hathaway HomeServices network, 50,000-plus agents in every U.S. market and 13 countries — and when the best agent for you isn’t a BHHS agent, I refer outside the network. The match is what matters.
  • Military fluency at both ends. If you’re on orders, I match you with an agent who has worked VA loans and PCS timelines, and I brief them on your report date before you ever speak.
  • No cost to you. The receiving agent pays a referral fee to my brokerage out of their commission. Your side of the deal is unchanged.

Who this is for

  • Service members with orders out — Norfolk, Oceana, Little Creek, Langley, Portsmouth Naval Shipyard, Coast Guard — heading anywhere the Navy, Air Force, Army, Marines or Coast Guard sends people.
  • Military retirees leaving Hampton Roads for the place they always planned to end up.
  • Job relocations — shipyard, healthcare, defense, the port, corporate transfers — especially when the company has given you a date.
  • Families moving closer to family, downsizing out of state, or following a spouse’s career.
  • Owners who already left and still have a house here to sell. I handle remote sales every month; you don’t need to fly back.
  • Renters leaving too. No home to sell here? I’ll still match you with a buyer’s agent at your destination. Same vetting, same zero cost.

How it works

Five steps. You make one call; I make the rest.

1

Tell me where and when

Destination city, your timeline (report date, start date, or “sometime next spring”), and whether you’re buying or renting there. If you own here, whether you plan to sell or hold.

Two minutes
2

I find and interview agents

I pull candidates from the BHHS network and my own referral relationships, call them, and check production, reviews and fit. Military move? I only shortlist agents with real VA and PCS experience.

Within 2 business days
3

You meet your match

I introduce you by phone or email with a short note on why I chose them. If it’s not the right fit after the first conversation, tell me and I’ll bring you another name. No awkwardness — that’s my job.

Your call
4

We sell here, they buy there

I list your Hampton Roads home and run the sale personally — pricing, marketing, negotiation, closing, remote if you’ve already moved. I stay in contact with your destination agent so the two closings line up.

Coordinated
5

You close, both ends

You close here and there on a schedule that works. The receiving agent’s brokerage pays my brokerage a referral fee from their commission. Nothing comes out of your pocket for the introduction.

At closing

Anywhere in the U.S. — and the moves I see most from here

Every state, every major metro, plus overseas through the BHHS global network. These are the destinations Hampton Roads families ask me about most often.

San Diego · Bremerton / Kitsap

Pacific Fleet orders. High-cost markets where VA jumbo and BAH math decide the plan.

Jacksonville / Mayport · Pensacola

The most common Navy move out of Norfolk. No state income tax changes the buy-vs-rent answer.

Washington, D.C. · Northern Virginia

Pentagon, NAVSEA, contractor moves. Competitive, fast, expensive — the agent matters here.

Charleston · Kings Bay · Groton

Nuclear and sub-force pipelines out of Hampton Roads.

North Carolina

Camp Lejeune, Fort Liberty, Charlotte and the Triangle — retirees and job moves alike.

Florida · Texas · Tennessee

Retirement and cost-of-living moves. I’ve placed clients in Tampa, Orlando, San Antonio, Austin and Nashville.

Hawaii · Japan · Europe

Pearl Harbor, Yokosuka, Rota, Naples. Overseas orders usually mean selling or renting here — I’ll walk you through both options.

Richmond · Outer Banks · the rest of Virginia

Close enough to drive, far enough that you still need a local agent. Not my market — I’ll match you with someone whose market it is.

Selling your Hampton Roads home at the same time

The half of the move I handle personally. Three situations, three different plans.

On orders

PCS out

Report dates don’t move, so the plan starts from your date and works backward: list date, the price that sells inside the window, and a closing that doesn’t leave you paying two housing bills. If you’re weighing selling against renting the house out, the numbers — VA entitlement, tax, cash flow — are on the sell-or-rent guide, and the full PCS process is on the military PCS page.

New job

Corporate or civilian relocation

Start dates, relocation packages, buyout offers and the temptation to accept a low number just to be done. The job-relocation home sale guide covers how I price and market a home to hit a deadline without a fire sale, and how to read a relocation company’s offer.

Already gone

Selling from out of state

I sell homes every month for owners who are already in Florida, California or overseas. Remote listing paperwork, my team handling access and vendors, weekly video updates, and electronic closing. The selling page covers pricing and marketing; the as-is option covers the case where you don’t want to fix anything from 2,000 miles away.

First step

Know the number before you decide

A free valuation from recent sales in your subdivision — not an algorithm — tells you what you’re carrying to the next place. That figure drives the whole plan at both ends. Request your Hampton Roads home value, or read the 13-year sales study to see how homes like yours have actually sold here.

How I vet the agent I hand you to

I’ve been on the receiving end of hundreds of referrals. I know what a bad handoff looks like, so here is the checklist I run before your name goes to anyone.

$0

What the introduction costs you. The receiving agent pays a referral fee to my brokerage from their commission; your price, your terms and your representation are unaffected.

  • Full-time and producing. Closings in the last twelve months in the specific area you’re moving to — not a license and a headshot.
  • Experience that matches your situation. VA loans and PCS timelines for military moves; relocation-company experience for corporate transfers; 55-plus and single-level knowledge for retirees.
  • Reviews I’ve read, on Google and Zillow, including the critical ones.
  • A live conversation with me first. If they can’t return my call in a day, they won’t return yours.
  • A written referral agreement with my brokerage before you’re introduced, so they’re accountable to me for how you’re treated.
  • Two names when it’s close. Sometimes the right answer is for you to talk to two agents and pick. I’ll tell you when that’s the case.

Why agents in other markets take my call

I’m a Navy veteran (Machinist Mate, five years) with Berkshire Hathaway HomeServices RW Towne Realty, Virginia license #0225211050. Agents around the country send their clients to me when those clients are headed to Hampton Roads; this page is the same relationship running the other way. The agents I refer to know that if they take care of you, the next family I send them is theirs too — and that if they don’t, there won’t be one.

Questions people ask before they leave

Does it cost me anything to be matched with an agent?

No. The agent who helps you at your destination pays a referral fee to my brokerage out of their own commission, under a broker-to-broker agreement. Your purchase price, your terms and the representation you receive are exactly what they would be if you had found that agent yourself.

Do I have to sell my Hampton Roads home with you to get the introduction?

No. Plenty of people I match are renters, or owners who plan to keep their house as a rental. If you are selling here, doing both with me means the two closings are coordinated by one person, which is usually the point — but the introduction stands on its own.

How do you pick the agent?

I start with the Berkshire Hathaway HomeServices referral network and my own relationships, then interview two or three agents by phone: recent closings in your specific area, experience with your situation (VA loans and PCS timelines, corporate relocation, retirement), reviews, and how quickly they respond. A written referral agreement is in place before I introduce you. If the best agent for you isn’t in the BHHS network, I refer outside it.

What if I don’t like the agent you send me?

Tell me, and I bring you another name. You are under no obligation to work with the first introduction, and I would rather hear it early than have you stuck with a bad fit. The referral agreement is between brokerages; it never binds you.

Can you match me somewhere overseas?

Yes, through the BHHS global network in 13 countries, and through military-relocation agents near overseas installations. For most overseas orders the bigger question is what to do with your home here — sell, or rent it out — and I’ll walk you through that decision first.

I’m PCSing. Can the agent you send handle a VA loan and a report date?

That is the first thing I screen for on a military move. I only shortlist agents with real VA-loan closings and PCS experience, and I brief them on your report date before you speak. On my end, 189 of my closings were VA-financed, so I know what to look for.

Should I sell my house here or rent it out when I leave?

It depends on your equity, your VA entitlement if you used one, the rent the home can command, and whether you ever plan to come back. I lay the numbers out on the sell-or-rent guide and will run them for your specific house on the first call. There’s no wrong answer, but there is usually a clearly better one.

I’ve already moved. Can you still sell my Hampton Roads home?

Yes, and I do it every month. Listing paperwork is electronic, my team handles access, staging and vendors, you get weekly video updates, and you sign at closing wherever you are. You don’t need to come back.

How quickly will I hear from you and from the other agent?

From me, the same day you reach out. Your introduction to a vetted agent follows within two business days — sometimes the same day if your destination is one I refer to often. If you have a report date inside thirty days, say so and I move faster.

What’s the difference between this page and the “Refer a Client” page?

That page is for real estate agents in other markets sending clients to Hampton Roads, where I’m the receiving agent. This page is for people leaving Hampton Roads, where I’m the one making the referral. Same relationships, opposite direction.

Leaving is hard enough. The real estate shouldn’t be.

One conversation covers both ends of the move: your home sold here, an agent you can trust waiting there, and nothing extra out of your pocket for the introduction.
