Shore Drive Condo Living in Virginia Beach | Full Lesner Bridge Breakdown
If you have ever driven across the Lesner Bridge in Virginia Beach and looked out at those iconic high rises sitting right on the water, you already know there is something special about this stretch of Shore Drive. From Ocean Park out toward Chic's Beach, this corridor offers some of the most unique waterfront condo living in all of Hampton Roads. I am John King with Berkshire Hathaway RW Towne Realty, and I have had the good fortune of selling multiple units in nearly every building along this stretch. Today I am breaking it all down for you.
The Two Most Iconic High Rises on Shore Drive
Right at the heart of the Ocean Park Subdivision, just steps from the Lesner Bridge, you will find two of the most recognizable buildings on all of Shore Drive: Chesapeake House and On The Bay. These two buildings sit side by side and each offers a completely different lifestyle and ownership experience.
Chesapeake House
Chesapeake House is honestly one of the best bangs for your buck of any true waterfront high rise on Shore Drive. The location is exceptional, the bay views are real and unobstructed, and the price point tends to be more accessible than comparable waterfront buildings further down the strip. On top of that, the association fees are typically quite a bit lower than some of the other buildings in the area. If you want true waterfront living without paying the absolute top of market, Chesapeake House deserves a serious look.
On The Bay
Right next door, On The Bay delivers a completely different vibe. Think upscale, cruise ship on the water energy with larger unit sizes, more amenities, and a noticeably quieter and more private atmosphere. With just over 30 total units in the entire building, it is an intimate community by high rise standards. You are not going to be bumping into crowds in the elevator or fighting for pool chairs on the weekend. If privacy and luxury are your priorities, On The Bay checks every box.
Bay Vista Condominiums
Head a little further toward Chic's Beach and you will find Bay Vista Condominiums, another Shore Drive favorite. Bay Vista has its own loyal following, and for good reason. It is a well established building with a great location and strong community feel. I have worked with buyers and sellers there over the years and it consistently attracts people who want that Shore Drive lifestyle at a solid value.
The Lifestyle That Makes Shore Drive So Special
One of the things that sets Shore Drive apart is not just the buildings themselves but everything surrounding them. This area has an authentic local vibe that you just cannot manufacture. Right in the neighborhood you have Jose Tequilas, Bucketheads, Froggies, and American Brew all within easy reach. Whether you want a laid back happy hour, a lively waterfront spot, or just a great cup of coffee, it is all right here. Shore Drive is genuinely one of my favorite areas in all of Virginia Beach, and I say that having worked all across Hampton Roads.
Crossing the Lesner: More Options on the Other Side
If you cross back over the Lesner Bridge toward Great Neck, the options continue. That side of the bridge features a mix of high rise, mid rise, and low rise communities that round out the Shore Drive condo market. Notable communities in that area include Seagate Colony, Cape Henry Towers, Harbour Gate, and Westminster Canterbury Senior Living.
I want to give a special shout out to Joseph over at Seagate Colony. He has been holding it down over there for decades and is one of the nicest people you will ever meet in this business. The customer service he provides his residents is honestly some of the best of any high rise building in this entire area. That kind of leadership matters when you are evaluating an HOA community.
More Local Favorites Worth Mentioning
On the Great Neck side and throughout the broader Shore Drive corridor, a few more local spots deserve recognition. Bay Local, Citrus, Lynnhaven Pub, and The Porch at Long Creek are all personal favorites of mine. Honestly I could talk Shore Drive hot spots for hours. The food and drink scene out here has grown into something really impressive and it adds real lifestyle value to owning in this area.
What to Know Before You Buy or Sell on Shore Drive
Every building on Shore Drive has its own personality, its own HOA structure, its own fee schedule, and its own resale track record. What works perfectly for one buyer might not be the right fit for another. That is exactly why working with someone who has direct experience selling in these buildings matters so much. I have sold multiple units in nearly every building along this stretch. I know the differences, I know the buildings, and I know what questions to ask before you commit.
Whether you are a first time condo buyer looking for an affordable waterfront entry point, a move up buyer ready for a luxury building like On The Bay, or a current owner thinking about selling while the market is strong, I am here to help you navigate every step of the process.
