The question you’re actually asking

“Can I trust this person with my client?” Fair question. Here is the honest answer, point by point.

What you are referring into

  • Me, personally. When you work with KingRealtor757 you work with John and Chrissy King — not a rotating team of junior agents. No handoff to a buyer’s agent your client has never met.
  • 441 personal closings across 428 REIN MLS transactions since 2014 — an average of 34 a year. Every one is published here, with methodology, so you can check the record before you trust it.
  • Military and PCS is my core practice. I’m a Navy veteran (Machinist Mate, five years) and 189 of my closings — 44% — were VA-financed, four times the national rate. Orders to Naval Station Norfolk, NAS Oceana, JEB Little Creek or Langley–Eustis are the referral I receive most often.
  • VA loans, start to finish. Appraisal condition items, the VA condo approval list, entitlement restoration, funding-fee exemptions — I’ve run into every one of them repeatedly, not read about them.

  • Same-day acknowledgment. You get a reply from me — not an assistant — the day your referral comes in, with a written referral agreement to follow.
  • Your client hears from me within 24 hours. By phone first, then a written follow-up so they have my direct number and email.
  • Weekly updates to you for as long as the client is active, plus a note at every milestone: showings, offer, contract, inspection, appraisal, closing. You will never have to ask what’s going on.
  • 25% referral fee on my side’s gross commission, paid broker-to-broker at closing under a written referral agreement, on buyers and sellers alike. No closing, no fee, no invoice either way.
  • Your relationship stays yours. Your client goes back to you when they leave Hampton Roads. I don’t market to referred clients for future business outside this market, and I’ll refer them back to you when the next set of orders comes.
  • Straight answers. If a client isn’t a fit for me — a commercial deal, land outside the region, a rental — I’ll tell you on the first call and point you to someone who is.

  • Applies to buyer referrals and seller referrals equally.
  • Paid under a written referral agreement between your brokerage and Berkshire Hathaway HomeServices RW Towne Realty, executed before I make first contact. Virginia requires referral fees to pass broker-to-broker, so the agreement protects you as much as it protects me.
  • Paid at settlement from my commission, through the closing attorney or title company — you don’t chase anyone for a check.
  • No closing, no fee. If your client rents instead, or decides not to move, neither of us owes the other anything.
  • If the client buys and later sells with me during the same relocation, the fee applies to the second transaction as well.
  • Part of the Berkshire Hathaway HomeServices global referral network, but you don’t need to be a BHHS agent to refer. Any licensed agent, any brokerage, any state or country.

What the numbers say about how I work

Thirty-seven of the homes in my record I have sold more than once — the same clients coming back years later, or the next owner calling the agent whose sign they remembered. Roughly 18% of everything I’ve closed is repeat business on the same address.

Do you personally work with referred clients, or does a team member take them?

I do, personally. When you refer to KingRealtor757 your client works directly with me and my wife and business partner Chrissy — not a rotating team of junior agents. I take the first call, I show the homes, I negotiate and I attend closing. If I’m ever unavailable for a specific showing, Chrissy covers it, and your client will already know her.

What is your referral fee?

25% of my side’s gross commission, on buyer and seller referrals alike, paid broker-to-broker at closing under a written referral agreement between your brokerage and Berkshire Hathaway HomeServices RW Towne Realty. If the client doesn’t close, no fee is owed in either direction.

How quickly will you contact my client?

Within 24 hours of receiving the referral, by phone first and then in writing. You’ll get an acknowledgment from me the same day the referral comes in, before I contact them.

How will you keep me updated?

A weekly update by email or text for as long as your client is active, plus a note at each milestone — showings, offer, contract, inspection, appraisal and closing. If the client pauses, changes cities or decides to rent, you hear it from me first.

Do I need to be a Berkshire Hathaway HomeServices agent to refer?

No. I’m part of the BHHS global referral network, but any licensed agent from any brokerage, in any state or country, can refer under a standard broker-to-broker referral agreement.

Which cities do you cover?

All of Hampton Roads: Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth, Hampton, Newport News and Poquoson. My record is 139 closings in Virginia Beach, 99 in Chesapeake, 96 in Norfolk, 51 in Hampton, 20 in Suffolk, 15 in Portsmouth and 8 on the upper Peninsula. If your client doesn’t know which city fits yet, that is a normal first conversation.

My client is military and using a VA loan. Is that a problem?

It’s the center of my practice. 189 of my closings — 44% — were VA-financed, four times the national rate, and I’m a Navy veteran who moved here on orders myself. VA appraisal condition items, the condo approval list, entitlement restoration and funding-fee exemptions are things I handle every month.

Can you handle a waterfront or luxury referral?

Yes. My record includes 70 waterfront closings totalling $28.1 million, 11 closings at or above $750,000 and five above $1 million, in Bay Island, Great Neck, Alanton, East Beach, the Shore Drive corridor, Salt Ponds and Pungo. I’m a Berkshire Hathaway HomeServices Luxury Collection Specialist.

What happens to my client relationship after the transaction?

It stays yours. When your client leaves Hampton Roads I refer them back to you, and I don’t market to referred clients for business outside this market. Most of my referral relationships run in both directions over several PCS cycles.
