Chic's Beach Real Estate Market Update: June 2026

The Chic's Beach real estate market is giving us a lot to talk about heading into summer 2026. With 20 total transactions tracked across active, pending, and sold activity, the data tells a clear two part story: inventory is building and buyers have more options than they have seen in this neighborhood in quite some time. At the same time, the homes that are priced correctly are still moving fast and closing at full price.

Here is the complete breakdown.

Active Market: What Is Available Right Now

There are currently 16 active listings in Chic's Beach with an average list price of approximately $690,000. Homes are averaging approximately 31 days on the market across the active inventory.

Sixteen active listings is a healthy level of inventory for this corridor. It gives buyers genuine options across multiple price points and property types without the oversupply that shifts negotiating power heavily in one direction. If you have been waiting for more choices in Chic's Beach, this is the window you have been waiting for.

What Sold in May 2026

Three homes closed in May with an average sold price of approximately $620,000. Those homes averaged just 14 days on market and closed at an average of 100 percent of list price.

That is the number that tells the real story of this market. Fourteen days on market at full asking price means the homes that were priced correctly had buyers ready and willing to pay what sellers asked. There was no negotiating down, no price reduction, no extended sit. The right product at the right price moved immediately and at full value.

The Two Part Market

The gap between 31 days on market for active listings and 14 days on market for sold homes is not a contradiction. It is a signal. It tells us the market is sorting itself into two groups: homes that are priced correctly and homes that are not yet aligned with what buyers are willing to pay.

Well priced homes in Chic's Beach are selling in two weeks at full price. Overpriced homes are sitting and driving up the average days on market figure for active listings. If you are a seller, that distinction is everything.

What This Means for Sellers

Pricing strategy is the single most important decision you will make in this market. The evidence is right there in the May data. Homes priced correctly sold in 14 days at 100 percent of list price. That outcome is available to you, but it requires coming in at the right number from day one.

Overpricing and then reducing is a more expensive strategy than pricing correctly at the start. Buyers notice price reductions. Days on market accumulate. Negotiating leverage shifts. The sellers who did well in May priced with the market, not above it.

What This Means for Buyers

Sixteen active listings at an average of $690,000 gives you more options in Chic's Beach than this corridor has offered in quite some time. That inventory gives you the ability to compare, evaluate, and make a considered decision rather than feeling forced to move on the first thing that comes available.

However the May sold data is a reminder that hesitation on well priced detached product still has a cost. The homes that closed in 14 days were not sitting around waiting. When the right home at the right price comes available, the buyers who were prepared moved first and got it.

Looking Back: The May 2026 Numbers in Detail

The May update tracked 18 residential listings across the corridor: 9 active, 3 under contract, 5 sold in the prior 30 days, and 1 withdrawn, with an average sold price near $474,000 and average days on market around 31. That average hides two very different markets. In the condo tier, 4829 Secure Court sold for $280,000 after 39 days, 4802 Bay Landing Drive for $360,000 after 48 days, and 2529 Bridge Side Place for $385,000 after 66 days, with buyers negotiating and taking their time. Then the market flipped: 4410 Lookout Road and 4825 Bay Bridge Lane, a detached home at $875,000, both sold at full asking with zero days on market. Under contract that month were 4814 Station House Lane (an entry level condo), 4632 Lake Drive at $620,000 in 9 days, and 4505 Coronet Avenue, a newer detached home at $985,000, in 14 days. Active inventory ran from about $459,900 to $1,850,000. The lesson carries forward: know which segment you are in before you use the neighborhood average as a benchmark.

Selling in Chic's Beach: Who Is Buying and How to Position

The buyer pool here is one of the most diverse in Virginia Beach, and that is a direct advantage for sellers. Military families on PCS orders are consistent and motivated, especially spring and summer, and Little Creek proximity means that demand does not depend on the broader cycle. Investors are active because high renter concentration and rents of $1,800 to $4,500 a month make the numbers work. Lifestyle buyers from elsewhere in Hampton Roads and out of state come specifically for the bay beach and the Shore Drive scene. Retirees downsizing to a walkable coastal community are a growing segment. At the $500,000 to $800,000 mid range, where those groups compete for limited inventory, this is a seller's market.

Pricing strategy requires knowing where your property sits within the neighborhood's internal tiers: a bayfront home with private dock competes differently than a canal view duplex or a single family home a block from the water. Getting that initial number right is the single most important decision in the process, and the data above shows the cost of getting it wrong. Spring is historically the strongest selling window, so if you are considering a sale, the timing conversation is worth having now. A full valuation is free, takes less than an hour, and gives you real comparables rather than an online estimate.

The Bottom Line

Chic's Beach in June 2026 is an active, healthy market with real options for buyers and real opportunity for sellers who approach pricing strategically. Inventory is building. Well priced homes are still selling fast and strong. The data from May confirms both of those things simultaneously.

Common questions about this library

What is the Hampton Roads Real Estate Blog?
A library of more than 200 original articles about buying, selling, and relocating in Hampton Roads, Virginia: neighborhood guides for Virginia Beach, Norfolk, and Chesapeake, military PCS and VA loan resources, seller playbooks, waterfront property guides, and market data. It is written by John King, a U.S. Navy veteran and REALTOR® with Berkshire Hathaway HomeServices RW Towne Realty, from his own 441 closings since 2014.
Which Hampton Roads neighborhoods are closest to each base?
For NAS Oceana, buyers usually look at Red Mill, Strawbridge, and the Great Neck corridor. For Naval Station Norfolk, Ocean View, Willoughby, and East Beach keep the commute short. For JEB Little Creek, Chic's Beach, Ocean Park, Shore Drive, and East Ocean View are the closest options. Each of these has a dedicated neighborhood guide on this blog covering commute, flood zones, and price ranges.
How do VA loans work when buying in Virginia Beach or Norfolk?
Eligible veterans and active-duty service members can buy with no down payment and no private mortgage insurance. Buyers with full entitlement have no VA loan limit, though a VA funding fee applies unless you are exempt. VA appraisals follow Tidewater rules that can affect negotiations, which is why the VA Loan Appraisal Guide above is one of the most-read posts here. Loan terms vary by lender, so confirm specifics with a VA-approved lender.
What is the Hampton Roads real estate market like right now?
Hampton Roads is one of the steadier markets in the Mid-Atlantic because a large permanent military presence keeps demand consistent through PCS season. Conditions still change month to month, so the Market Updates category on this blog tracks days on market, inventory, and pricing for Virginia Beach, Norfolk, and Chesapeake as the numbers move.
Should I buy or rent during a PCS to Hampton Roads?
It depends on tour length, BAH, and how quickly you could resell or rent the home when orders come. On a three-year-plus tour, buying with a VA loan often compares well against renting, but a short tour or an uncertain follow-on assignment can tip the math toward renting. The PCS buyer and seller playbooks above walk through both scenarios day by day.
