I've been selling real estate in Hampton Roads for 13+ years. Here's what I see buyers misunderstand about Hickory — over and over.

They underestimate the land value.

In Hickory, you're not just buying a house — you're buying 3+ acres of land that can't be replicated. Norfolk and Virginia Beach have run out of large developable tracts. As Chesapeake continues to grow, Hickory's land becomes more valuable, not less. A $450K home on 3 acres here is a fundamentally different asset than a $450K home on a quarter-acre lot in Virginia Beach.

They assume well and septic is a dealbreaker — it's not.

Modern well and septic systems are reliable, well-regulated, and part of what gives Hickory its character. The 3-acre minimum lot size exists specifically to support these systems, and it's what creates the open, rural feel buyers are attracted to. Chesapeake doesn't plan to bring city water and sewer to most of Hickory before 2050 — which means the large-lot character is essentially permanent.
