Chic's Beach Virginia Beach: Why Locals Never Leave

There is a neighborhood in Virginia Beach where golf carts outnumber cars on summer evenings, where volleyball nets stay up on the sand year round, and where longtime residents have zero interest in living anywhere else. That neighborhood is Chic's Beach, and the name has a story worth knowing.

The area is officially called Chesapeake Beach, but locals have called it Chic's Beach since the 1950s, when Luther "Chic" Leddington and his wife Audrey ran a beloved hot dog and soda stand at the end of Fentress Avenue. The stand was known for its specially flavored sauce and became a genuine community gathering point before the business was sold in 1967. The site sits near what is now Buoy 44, the social anchor of the neighborhood today. The name stuck long after the stand was gone, and so did the people.

What Chic's Beach Actually Is

Chic's Beach runs along the Chesapeake Bay in the northern part of Virginia Beach, anchored by Shore Drive to the south and bordered on the west by Joint Expeditionary Base Little Creek. It is not the oceanfront. There are no high rise hotels, no boardwalk, and no tourist congestion. What you get instead is a genuinely coastal community that developed over more than a century of people choosing to stay.

The neighborhood is made up of several distinct sub-areas: Ocean Park, Baylake Pines, Baylake Beach, Aeries on the Bay, Marina Shores, and Cape Story by the Sea. Each has its own character. All of them share the same Shore Drive soul.

The Housing Mix

The variety here is real. You will find beach cottages tucked between oak trees, newer three story duplexes closer to the water, and million dollar bayfront estates along the Chesapeake shoreline. That range is part of what makes Chic's Beach work for so many different types of buyers. A young military family and a retiring executive can both find something that fits within the same zip code.

The median sale price is approximately $587,000. Entry points start around $350,000 for condos and two bedroom units. Bayfront waterfront estates with private docks go well above $3 million. The price per square foot runs around $390, reflecting genuine demand for a coastal lifestyle that does not come with oceanfront prices.

Who Lives Here

The community at Chic's Beach draws a genuinely diverse mix. Active duty Navy and SEAL community members connected to Little Creek make up a significant portion of the neighborhood. Many can run or bike to work from their front door. Long term locals who have been here for decades live alongside young professionals and families who arrived for the lifestyle and stayed for the community.

The average household income is approximately $110,273. The median age is 38, younger than many established Virginia Beach neighborhoods. Approximately 57 percent of residents rent, driven largely by military rotation cycles. That creates consistent demand and supports property values for investors even through market shifts.

The Part That Makes People Stay

What sets Chic's Beach apart is not a single feature. It is the combination of things that do not exist anywhere else in the same package. Calm Chesapeake Bay waves that are genuinely safe for kids. Dolphins spotted off the undeveloped beach stretches near Little Creek. A Saturday farmers market that the whole neighborhood organizes around. A food and bar scene along Shore Drive that is legitimately excellent by any standard. And a community culture that feels earned rather than manufactured.

People do not stay in Chic's Beach because they cannot afford to leave. They stay because they cannot find anything better.
