Chic's Beach Virginia Beach: The Best Military Neighborhood in Hampton Roads

April 15, 20263 min read

I am a Navy veteran. I know what it means to PCS into a new market with a tight timeline, a family counting on you to get it right, and not enough time to learn a city from scratch. So when I tell you that Chic's Beach is the best positioned neighborhood in Hampton Roads for military families, I am not saying that as a sales pitch. I am saying it as someone who understands the mission.

The Location Case Is Simple

Joint Expeditionary Base Little Creek sits directly adjacent to Chic's Beach. Drive time from most addresses in the neighborhood to the base gate is approximately five minutes. SEAL Team members stationed at Little Creek can run or bike to work from their front door. That level of proximity is almost impossible to find in any other Hampton Roads neighborhood at comparable price points.

NAS Oceana and Naval Station Norfolk are both approximately 20 to 30 minutes from Chic's Beach. Dam Neck is accessible. Norfolk International Airport is about eight miles west. If you are weighing multiple duty stations or expecting orders to change, this location gives you flexibility that few neighborhoods in the region can match.

The VA Loan Conversation

If you are eligible for a VA loan, we are having that conversation first. The VA loan eliminates the need for a down payment and removes private mortgage insurance. In a competitive market like Chic's Beach where multiple offers are not uncommon on well priced properties, the VA loan is a genuine competitive tool, not a disadvantage. A common misconception among buyers is that sellers will not take VA offers seriously. In this market, with this buyer pool, that is simply not the case. Let me walk you through the details.

The PCS Investor Angle

Many military families buy in Chic's Beach knowing they will receive orders again in three to five years. The rental fundamentals here make that reality manageable rather than stressful. Approximately 57 percent of Chic's Beach residents are renters, a figure driven directly by military rotation demand. Rental rates run from approximately $1,800 to $4,500 or more per month depending on unit size and proximity to the water. PCS season, which runs through spring and summer, is when that rental inventory absorbs fastest.

If you buy smart, you can turn a PCS move into a long term asset rather than a forced sale.

The Community Is Already Built

Chic's Beach has a well established culture of military families who chose this neighborhood and stayed. The community is not a manufactured military corridor. It is a genuinely mixed neighborhood where active duty members, veterans, long term locals, and civilian professionals all live alongside each other. That matters when you are arriving somewhere new and trying to put down roots quickly.

If you are PCSing to Hampton Roads and want to understand your options on the Shore Drive corridor, call me directly. I will give you an honest assessment of what the market looks like and what a realistic path to ownership or rental looks like for your situation and timeline.
