One of the first questions every military family asks when they get orders to Hampton Roads is some version of the same thing: where should we live?

It sounds simple. It is not.

Hampton Roads spans seven cities Virginia Beach, Norfolk, Chesapeake, Hampton, Newport News, Portsmouth, and Suffolk covering hundreds of square miles and dozens of distinct neighborhoods. Naval Station Norfolk — NSN

Naval Station Norfolk is the largest naval station in the world, located in the northwestern corner of Norfolk. It is a major installation that draws buyers from across the price spectrum, and the surrounding neighborhoods reflect that range.

East Ocean View is one of the most popular choices for NSN families. It sits directly on the Chesapeake Bay with waterfront access, a revitalized restaurant and retail corridor along Ocean View Avenue, and home prices that still offer strong value compared to Virginia Beach. The commute to NSN is typically under 15 minutes.

Larchmont and Edgewater are established mid-century neighborhoods with mature trees, larger lots, and a tight-knit community feel. These areas sit closer to the Norfolk border and offer easy access to both the base and the amenities of the broader Hampton Roads metro.

Wards Corner is a practical choice for buyers who prioritize commute time and value over waterfront access. It sits just east of the base and offers a range of home sizes at accessible price points.

Naval Air Station Oceana NAS Oceana

NAS Oceana is located in the heart of Virginia Beach one of the most desirable real estate markets in the region. The neighborhoods surrounding Oceana offer some of the best combination of quality of life, school ratings, and long-term resale value in all of Hampton Roads.

Great Neck is consistently one of the top-performing submarkets in Virginia Beach. It offers larger homes on generous lots, access to some of the highest-rated schools in the city, and a suburban feel with easy access to both the base and the Virginia Beach Oceanfront. Homes here hold value exceptionally well.

Shore Drive runs along the northern edge of Virginia Beach between the Chesapeake Bay and the Atlantic Ocean. It offers a laid-back coastal lifestyle with waterfront access, a growing dining scene, and a commute to NAS Oceana that is manageable depending on the specific location.

Ocean Lakes sits in the southern part of Virginia Beach just minutes from NAS Oceana and is one of the most practical choices for base families. It offers well-maintained neighborhoods, strong school options, and home prices that work well within most BAH rates. The proximity to the base makes it a consistent first choice for incoming Oceana families who want a short commute without sacrificing neighborhood quality.

Joint Expeditionary Base Little Creek and Fort Story — JEB

JEB Little Creek is located in the Ocean View area of Norfolk, and Fort Story occupies the northern tip of the Virginia Beach peninsula at Cape Henry. Together they form Joint Expeditionary Base Little Creek-Fort Story. The neighborhoods closest to JEB offer some of the most unique living environments in all of Hampton Roads.

East Beach is a master-planned waterfront community built along the Chesapeake Bay shoreline. It offers new and newer construction, walkable streets, water access, and a neighborhood design that feels different from most of Norfolk. It is one of the most sought-after communities for JEB families and military buyers in general.

Joint Base Langley-Eustis — JB Langley-Eustis

JB Langley-Eustis is located on the Peninsula the strip of land between the James River and the York River that includes the cities of Hampton and Newport News. The Peninsula market is distinct from the South Hampton Roads market and requires its own local knowledge.

Hampton itself offers the shortest commute to Langley Air Force Base and a range of neighborhoods from established historic areas near the water to newer subdivisions further inland. Home prices on the Peninsula are generally lower than Virginia Beach, which means buyers can often get more square footage for their BAH.

York County particularly the areas around Grafton and Tabb is a popular choice for Langley families who want highly rated schools, newer construction, and a quieter suburban environment. The commute to the base is manageable and the quality of life is consistently high.

Newport News offers the widest range of price points on the Peninsula and sits convenient to both Langley and the Fort Eustis portion of the joint base. Denbigh is one of the most popular neighborhoods for military families in this area.

Portsmouth Naval Medical Center — NMPC

Portsmouth Naval Medical Center is located in the city of Portsmouth, directly across the Elizabeth River from downtown Norfolk. It serves a large population of medical personnel and their families who need reliable access to the facility.

Portsmouth itself has undergone significant revitalization in recent years, particularly in the Olde Towne Historic District near the waterfront. For buyers open to urban living with historic character, this area offers strong value and walkability.

Chesapeake particularly the Great Bridge and Grassfield areas is a popular choice for NMPC families who want newer construction, suburban space, and highly rated schools. The commute to Portsmouth is straightforward via the Chesapeake Expressway and the quality of life in these neighborhoods is consistently strong.
