Chic's Beach is the most authentically coastal neighborhood in Virginia Beach. Not the most marketed. Not the flashiest. The most real. It sits along the Chesapeake Bay in the northern end of the city, runs along the Shore Drive corridor, and borders Joint Expeditionary Base Little Creek to the west. Officially named Chesapeake Beach, nobody calls it that. The name Chic's Beach belongs to the neighborhood now, and it has for more than 70 years.

This guide covers everything a buyer, seller, or relocating family needs to understand the neighborhood completely: its history, its housing market, its schools, its lifestyle, and what living here actually looks like day to day.

How Chic's Beach Got Its Name

In 1948, Luther "Chic" Leddington and his wife Audrey purchased a parcel at the end of Fentress Avenue along the Chesapeake Bay shoreline and opened Chic's Hot Dog Stand. The stand was known for a specially flavored sauce that kept a loyal following coming back every summer. Within years, locals had started calling the entire stretch of shoreline Chic's Beach in reference to the man behind the counter. The Leddington family sold the property in 1967. The Baynor family continued operating on the same site. The name outlasted the business by decades.

The site is now Buoy 44 Seafood Grill, the neighborhood's social anchor today. The debate over whether to spell it "Chic's," "Chick's," or "Chix" became something of a neighborhood institution for years. The Chesapeake Beach Civic League eventually settled it by trademarking CXB as the unified community brand. The official name in legal and real estate records remains Chesapeake Beach. Everyone here calls it Chic's, spelled correctly and with pride.

Chic's Beach is made up of several distinct sub-areas: Ocean Park, Baylake Pines, Baylake Beach, Aeries on the Bay, Marina Shores, and Cape Story by the Sea. Each has its own personality. All share the same Shore Drive identity.

Original beach cottages from the early 1900s sit between oak trees alongside newer three story duplexes built closer to the water. Million dollar bayfront estates with private docks line the Chesapeake shoreline. The variety is genuine and it creates real entry points at multiple price levels within the same community.

The zip code is 23455. A small number of addresses on the corridor carry 23451 or 23518 depending on exact location.

The 2026 Real Estate Market

Median sale price: approximately $587,000. Average price per square foot: approximately $390. Average days on market: approximately 40 days, though bay adjacent and water view properties move significantly faster than that average. Active listings: approximately 17, with a median list price of $684,000.

Hampton Roads REIN data for March 2026 shows settled sales up 7.06% year over year and pending sales up 11.95% year over year. Spring is historically the strongest selling window in this market. PCS buyers want to be settled before summer. Lifestyle buyers are most active before beach season opens.

Here is a framework for what different budgets currently get you in Chic's Beach:

Condos and two bedroom units fall in the $350,000 to $600,000 range. Strong investor and first time buyer demand. These absorb quickly due to consistent military renter demand.

Duplexes and townhomes range from $600,000 to $900,000. New construction is common in this format. Builders have been replacing older bungalows with modern three story two unit structures that the market supports well.

Single family ranch and colonial style homes in the $800,000 to $1.2 million range offer four to five bedrooms, oak canopy lots, and the square footage that works for growing families.

Bayfront waterfront estates start around $1.5 million and run well above $3 million. Private boat docks, premium bay frontage, and square footage exceeding 6,000 square feet.

Rental rates run from approximately $1,800 to $4,500 or more per month depending on size and proximity to the water. Approximately 57% of Chic's Beach residents rent, driven directly by military rotation cycles at Little Creek and Fort Story.

Location and Military Proximity

Joint Expeditionary Base Little Creek sits directly adjacent to Chic's Beach. Drive time from most addresses in the neighborhood to the base gate is approximately five minutes. SEAL Teams stationed at Little Creek can run or bike to work from their front door. NAS Oceana and Naval Station Norfolk are both approximately 20 to 30 minutes away. Dam Neck is accessible. Norfolk International Airport is approximately eight miles west. Downtown Norfolk is a 15 to 20 minute drive.

A Note on Flood Zones

Many properties in Chic's Beach sit in or near FEMA designated flood zones due to Chesapeake Bay proximity. Flood zone designations vary by specific parcel. Two homes on the same street can have meaningfully different flood insurance costs, sometimes by thousands of dollars per year. Some properties are designated Zone AE or Zone VE, which require mandatory flood insurance. Others fall in Zone X, which carries lower risk. Chic's Beach is served by Virginia Beach City Public Schools. The school pipeline is:

Hermitage Elementary or John B. Dey Elementary, PreK through Grade 5. Great Neck Middle School, Grades 6 through 8, rated A by Niche. Frank W. Cox High School, Grades 9 through 12, rated A by Niche, 56 state athletic titles, strong college placement record with 2,046 students.

Cape Henry Collegiate School is a highly regarded private PreK through Grade 12 option serving the broader Shore Drive corridor, known for strong college placement.

Lifestyle and Community

Life in Chic's Beach moves at the rhythm of the tides. In the summer, golf carts outnumber cars on the side streets. Volleyball nets stay up on the bay beach year round. Neighbors meet at Buoy 44 for happy hour with a bay view.

The Chesapeake Bay beach here stretches approximately two miles. The water is calm. Waves are minimal. Families with young children specifically seek out this bay side lifestyle over the Atlantic oceanfront and the difference is real in daily life.

Pleasure House Point Natural Area preserves 118 acres of tidal marsh, sand, and maritime forest just south of the bay. First Landing State Park, Virginia's most visited state park, sits approximately five miles away with 2,888 acres of trails through bald cypress swamps, camping, fishing piers, and kayak launches.

Marina Shores and Long Shore Marina provide deep water slip access for boat owners. World class Chesapeake Bay fishing near the Bridge-Tunnel is minutes away by water.

The Shore Drive Farm Market runs every Saturday from 9am to noon at Lynnhaven Square Shopping Center: local meats, fresh produce, specialty baked goods, Lynnhaven Coffee Company, and rotating artisan and seafood vendors.

The Dining Scene

Shore Drive is one of the strongest dining corridors in Virginia Beach. The restaurants here are genuinely local, not chains, and most have been earning loyal followings for years:

Buoy 44 Seafood Grill sits on the original Chic's Beach restaurant site. Waterfront patio, fresh seafood, cocktails with a bay view. The neighborhood anchor.

Hot Tuna Bar and Grill is a farm to fork operation with Eastern Shore seafood, local produce, mahi mahi tacos, and hand muddled cocktails. One of the most well regarded restaurants on the entire Shore Drive stretch.

Chick's Oyster Bar is a true local staple. Fresh oysters, laid back atmosphere, a loyal crowd that has been coming for years.

Chic's Laundry on Lookout Road offers elevated ingredient driven Mid-Atlantic cooking in a converted space. Dinner only. One of the most talked about newer additions to the corridor.

1608 Crafthouse on Pleasure House Road is a farm to table gastropub that earned national recognition, ranked a top 20 cheeseburger in the United States by MSN. Chef driven comfort food sourced from local vendors.

Pleasure House Brewing offers a dog friendly community taproom with 11 house made taps, live music, food trucks, and an award winning Belgian Blond on tap.

Froggie's Smoke and Taphouse at 3656 Shore Drive is the neighborhood BBQ and live music destination: smoked brisket, chicken, pork, 26 taps, two full bars, an outdoor deck, and live music six to seven nights a week with no cover.

Commonwealth Brewery and Shorebreak Pizza and Taphouse round out the options for craft beer, community sports leagues, and casual weeknights.

Zia Marie brings authentic Italian to the corridor with a chalkboard menu, seasonal specials, and a well rounded wine list.

American Brew at 3584 East Stratford Road is a full service coffee bar and whiskey lounge with live music Thursday evenings and Saturday mornings.

Jose Tequilas at 3629 Shore Drive is a family owned authentic Mexican restaurant with bay views from the upstairs seating, famous fajitas, and house margaritas that have made it a Shore Drive fixture.

Who Buys in Chic's Beach

The buyer pool here is one of the most diverse in Virginia Beach. Military families on PCS orders are drawn by Little Creek proximity and motivated by tight timelines. Investors target the corridor for its strong rental fundamentals and consistent military renter demand. Lifestyle buyers relocating from elsewhere in Hampton Roads or from out of state come specifically for the Chesapeake Bay beach and the Shore Drive community character. Retirees downsizing to walkable coastal living are a growing segment. All of these groups compete for the same limited inventory, which supports values consistently.
