Real estate can be complicated, stressful and lonely. Whether you are deciding whether to get licensed, working through your first deals, or ten years in and stuck, an honest outside perspective helps. Book a private conversation with John King: Navy veteran, solo REALTOR® with Berkshire Hathaway HomeServices RW Towne Realty, 13 years in the business and 441 closings.
Real conversations. No coaching gimmicks, no recruiting pitch, no promises of overnight success.
Three kinds of agents book these conversations. Your situation does not have to fit neatly into one of them.
Before you pay for licensing, pick a brokerage or leave your job, talk with someone who knows what the first year actually looks like. Mine included four months with no closings before the first deal came together.
The early years are overwhelming. Maybe you are struggling to find clients, second-guessing your approach, or dealing with people who make the job harder than it needs to be. Let’s talk it through.
Some of the hardest calls come after years of success. A plateau, burnout, a brokerage decision, a team question, or a market that stopped responding to what used to work.
I have sold real estate full time for 13 years, as a solo agent with no team behind me. I have closed 441 transactions for buyers and sellers, about 34 a year when the typical agent closes around 10. Before that I spent five years in the Navy as a Machinist Mate.
I have seen strong markets and stalled ones, deals that came together and deals that fell apart at the closing table, and the side of this business nobody puts on a billboard: the pressure, the uneven income and the months where nothing closes.
I do not have every answer. I have experience, a published record, and a willingness to be straight with you. Sometimes I will agree with you. Sometimes I will challenge your thinking. Sometimes I will tell you something you would rather not hear. That is the point. You are not paying for someone to tell you what you want to hear.

Most coaching is opinion. Mine comes with receipts you can open right now.
Every session is private, one on one, by phone or video. Session pricing is listed up front. Payment is collected only after I confirm your request is a good fit and we have a time on the calendar.
Sometimes one conversation is all you need. A focused discussion about a situation, a career question or a business problem.
For decisions that deserve more than one conversation’s worth of thought: a brokerage move, a business rebuild, a career change.
For agents who want a consistent outside voice through an important stretch of their career. Every 90-day arrangement is built around the agent, so ask and I will walk you through it.
Email follow-up in the 90-day option covers reasonable questions between sessions. It is not emergency or unlimited on-call access, and I cannot direct an active transaction for you; that stays with your own broker.
Communication, expectations, boundaries, and how to keep a relationship professional when the other person will not.
What happened, what you could do differently, and general negotiation principles. I will not supervise or give instructions on a live transaction; that belongs to your broker.
Changing brokerages, building a team, stepping back from production, or deciding whether to stay in the business.
Living on commission, budgeting a business with uneven months, planning around slow seasons. General discussion only; not tax, legal or investment advice.
Self-doubt, setbacks, hard conversations, and building habits that hold up on a bad week.
Websites, local search, content that gets found, AI assistants, and turning attention into appointments. This is the work behind 757king.com.
Workload, boundaries and the cost of a job that never fully turns off. Professional perspective, not counseling or mental-health treatment.
Systems, partnerships and technology that let a business grow past what one person can personally carry.
Your situation does not have to fit a category. That is why it is a conversation.
Pick the length of conversation that fits what you are dealing with.
Fill out the short request below: your career stage, what you want to talk about, and what would make it worth your time. Please leave out confidential client details and documents.

We dig into your situation, look at it from a few angles, and leave with practical next steps. No upsell at the end, no promise of guaranteed results.
Submitting this form does not charge you or book a time. I will reply within two business days to confirm fit, offer times, and send payment details.

Real estate agents at any stage, and people seriously considering getting licensed, who want a private conversation with an experienced, active REALTOR® about their career, their business, or a difficult professional situation.
Yes. Talking before you invest in licensing and pick a brokerage is one of the best uses of a session. We will go through what the job involves, what it costs to start, and whether it fits your circumstances.
Yes. Many of the most useful conversations are with agents who have been in the business for years and are dealing with a plateau, burnout, a brokerage decision, or a business that needs to be repositioned.
No. There is no curriculum, no accountability calls you did not ask for, and no upsell. It is a private conversation with an experienced agent, paid by the session, or a 90-day advisory arrangement priced on request.
Yes. Difficult clients, deals that went wrong, conflicts with other agents, and hard career decisions are all fair topics. Leave out confidential client details; describe the situation in general terms.
Only in general terms. I cannot supervise, direct or give instructions on a live transaction you are handling. Contract decisions, disclosures and compliance questions on an active deal belong with your own supervising broker.
No. You can be with any brokerage, or none yet. This is not a recruiting conversation.
Yes. Sessions are by phone or video, so agents anywhere in the United States can book. They are professional conversations, not real estate brokerage services, and booking one does not create a client or agency relationship.
I read it myself and reply within two business days. If it is a good fit, you get available times and a secure payment link. Your time is confirmed once payment is received, and you get a short preparation note before we talk.
Yes. I do not record sessions, and I do not share what you tell me. This is a professional courtesy, not a legally privileged relationship, so please do not share confidential information about clients or other third parties.
You can reschedule or cancel for a full refund up to 24 hours before your session. Inside 24 hours, one reschedule is allowed. A missed session without notice is not refunded.
The Strategy Deep Dive includes a written summary of considerations and next steps within three business days, and the 90-day option ends with a written summary and action list. The 45-minute Perspective Session is conversation only.
King Real Estate Advisory is the name John King uses for paid professional consultations with real estate agents and people considering a real estate career. It is not a separate brokerage or licensed firm. John King is a licensed REALTOR® with Berkshire Hathaway HomeServices RW Towne Realty (Virginia license 0225211050), and offers these consultations with his principal broker’s knowledge and approval. Consultations are professional education, career discussion and general peer perspective. They are not real estate brokerage services, and purchasing one does not create an agency or client relationship. They do not replace your own supervising broker, attorney, tax professional, financial advisor or mental-health professional. Agents remain responsible for following their broker’s direction on live transactions, contracts, disclosures and compliance. Results depend on many factors, and no particular outcome is promised.
